Market Update - A Local Perspective

 

New Castle County, DE

New Castle County experienced a 0.3% increase in the number of sold homes for the tenth month of 2024 compared to 2023 and a 6.5% increase in the median sales price from $335,000 to $356,625. The number of homes that went under contract in the 10th month of 2024 increased 2.8% from 2023.

 

Kent County, DE

For the 10th month of 2024, Kent County experienced a 6.7% decrease in the number of sold homes compared to 2023 and an 7.9% increase in the median sales price from $315,000 to $340,000. The number of homes that went under contract in the tenth month of 2024 decreased 2.7% from 2023.

 

Sussex County, DE

For the tenth month of 2024, Sussex County experienced a 6.5% increase in the number of sold homes compared to 2023, while the median sales price remained unchanged at $450,000. The number of homes that went under contract in the 10th month of 2024 increased 8.6% from 2023.

 

Southern Chester County, PA

Southern Chester County experienced an 5.5% decrease in the number of sold homes for the tenth month of 2024 compared to 2023 and a 4.1% increase in the median sales price from $530,000 to $551,590. The number of homes that went under contract in the 10th month of 2024 decreased 1.4% from 2023.

 

Cecil County, MD

For the 10th month of 2024, Cecil County experienced 7.9% increase in the number of sold homes compared to 2023 and a 9.0% increase in the median sales price from $335,000 to $365,000. The number of homes that went under contract in the tenth month of 2024 increased 5.5% from 2023.
